Exploring the maximum commercial potential of the site, considering the short supply of land in the city, the new CBD offers the opportunity to reframe Mumbai’s skyline while interpreting this need to maximize development space.
The master planning concept lays emphasis on a thriving 24 hour, mixed- use community with business and commerce at its heart. A mixed-use approach to land use and a combination of different uses in close proximity to each other fosters collaboration and reduces the development’s carbon footprint. Integrating the CBD into the larger regional context, might allow for a transformation in the neighbouring areas, including possible adaptive reuse of existing industrial structures, retaining the cultural history of the island but creating economic value for its immediate context at the same time. Similarly an upgrading of the residential fabric would also be a positive externality, fuelled by the Wadala CBD.
